Policies



  1. Check-in is at 4 p.m. (early check-in can sometimes be accommodated)
  2. Check-out is at 10 a.m.
  3. No more than six people may occupy the unit at any one time without prior written consent of Canyon Vista Development, LLC. Any party falsely representing the number of people, or exceeding the maximum may be subject to immediate eviction without notice
  4. No pets are allowed
  5. No smoking is allowed
  6. Washers, dryers, dishwashers, television, wi-fi, and sound equipment may exist within the unit. Canyon Vista Development, LLC will attempt to ensure their working condition, but should one of these items malfunction during your stay, no refund will be issued.
  7. The LESEE shall report promptly any breakage or damage incurred during his stay or any appliance which is not working properly..
  8. Canyon Vista Development, LLC, at its option, may enter the premises for purposes of cleaning or checking appliances or equipment. If non-performance or compliance with the terms of this lease is discovered, Canyon Vista Development, LLC may re-take possession and recover damages, including costs and attorney’s fees.
  9. Persons holding over after expiration of rental term without consent of landlord will be considered tenants at sufferance or trespassers, at the option of the landlord, and will be liable for treble damages.Check in time is 4:00 PM (MST), check out time is 10:00 AM (MST).

  11. Max occupancy is 6 persons. This is 4 persons residing in bedrooms with an option for up to 2 additional persons on the pull out couch for charge of $10 per person per day.

  13. All loud music or any other disturbances must end at 10 pm.
  14. Insurance:  We encourage all renters to purchase traveler insurance.
  15. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
  16. All of the units are owned by Canyon Vista Development, LLC; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Canyon Vista Development, LLC is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  17. Keep the property and all furnishings in good order
  18. Only use appliances for their intended uses
  19. Parking:  Parking is limited to 1 vehicle. Vehicles are to be parked in designated parking stall only. Additional vehicles may be parked on the street in front of the unit. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
  20. Housekeeping:  There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the units.
  21. Cancellation Policy:  If a guest wishes to cancel his/her reservation, the deposit will be refunded as follows:


              a.  90% if cancelled 30 days prior to the Check-in Date

              b. 10% is charged as a handling fee.
